Survey shows improvements in Enfield Council’s housing services

This is testament to the Council's dedicated teams, strong leadership, and our fit for purpose work plan focused on getting tenants involved and making neighbourhoods safer.The survey, which interviewed more than 1,000 tenants in person, found that 62% of people are satisfied with housing services, which is better than in previous years and above the average for other councils in London. There were improvements in 7 out of 12 areas, including treating tenants fairly, home safety, listening to tenants’ feedback, communication, and handling of antisocial behaviour.

Key improvements from the survey include:

Fair treatment: 86% of tenants feel they are treated fairly and with respect.
Home safety: 83% of tenants feel their home is safe, thanks to improvements in fire safety, estate security, and a dedicated Building Safety Team.
Having a say: 69% of tenants feel their opinions are listened to, up from 57% last year. This increase is thanks to the new Enfield 500 resident panel.
Neighbourhood contributions: 79% of tenants recognise the Council’s positive impact on communities, up from 62% last year.


Cllr Ayten Guzel, Cabinet Member for Housing, said, "We are happy to see that our efforts to improve housing services are making a real difference in safety and engagement. But we know there’s still work to do, especially when it comes to handling complaints and maintaining communal areas. Our 2025-26 Housing Work Plan will address these issues and make sure every tenant feels heard and supported."

The Council is already working on areas that need more improvement, like handling complaints, estate services, and communications with tenants. The 2025-26 Housing Work Plan will focus on these areas with better support for complaints, improved estate services, and clearer communication.

The Cabinet approved the 2025-2026 Housing Work Plan and welcomed the positive results of the survey during a meeting on 12 March.

The full TSM Survey results will be shared with the Regulator for Social Housing in Spring 2025.
